The Pruneyard Shopping Center is adjacent to downtown and has become a legitimate destination, with Whole Foods, restaurants, and a boutique cinema. It's the kind of anchor that elevates the surrounding neighborhood's walkability score meaningfully.
Housing in Campbell
Campbell's housing stock is a mix of postwar ranches, updated 1960s–1980s homes, and newer infill construction. It's not a city with consistent architectural character — you'll find mid-century ranches next to more recent development — but quality varies by block and price point.

- SFH: $1.6–$2.4M (wide range; central Campbell vs. hillside or newer construction)

On a weekend morning, the coffee shops and bistros are packed. The city has maintained this character carefully, with design standards and restrictions that keep chain restaurants largely at bay.
The schools. This is the primary driver of Los Gatos's sustained premium. Los Gatos Union School District (K–8) and Los Gatos-Saratoga Union High School District (Los Gatos High School) are consistently among the highest-performing in California. Los Gatos High's test scores, AP course load, and college placement results are what families are paying for. This isn't perception — it's consistently validated in California Department of Education performance data.
The setting. Los Gatos sits at the foot of the Santa Cruz Mountains, with hiking trails literally accessible from some neighborhoods. Lexington Reservoir is minutes away. The topography gives many homes views and a mountain-adjacent feel that nearby cities can't replicate.

Town of Los Gatos (flat/central): Well-maintained older homes, walkable to downtown, smaller lots. Entry-level Los Gatos is still premium: $2.2–$3.2M for SFH.
Los Gatos Hills (hillside): Views, privacy, larger lots, often on winding roads. The upper tier of Los Gatos — $3M–$6M+. Some properties approach the Santa Cruz Mountains. Consider wildfire risk in your due diligence here.
Monte Sereno: Technically a separate incorporated city adjacent to Los Gatos, but widely considered the same market. Even more exclusive, with a tiny population and large-lot homes. Prices: $4M+.

Los Gatos is consistently one of the most competitive markets in the South Bay. Well-presented homes priced correctly in the town center and good school zones see multiple offers reliably. Buyers should expect:
