A landlord audit is a structured 30-minute review of your rental property's financial performance, legal compliance, and tenant health. It's designed to surface problems before they become expensive — and give you an honest picture of where you stand.

Rental Price Analysis vs. Current Market

We pull current comparable rentals in your specific neighborhood — not just a zip code average — and tell you whether you're underpriced, overpriced, or right on target. Underpriced properties cost Tri-Valley landlords thousands of dollars per year in passive losses they never see because they never checked. If your rent hasn't been raised in 2+ years, this alone is worth the 30 minutes.

AB 1482 Compliance Check

California's AB 1482 limits annual rent increases to 6.3% in the Bay Area (through July 2026) and requires just-cause reasons to end a tenancy for covered properties. We'll tell you whether your property is covered, whether your current lease includes the required AB 1482 addendum, and whether any recent rent increases were legally compliant. A single non-compliant notice can void your position in an eviction proceeding — this is not optional paperwork.

Deferred Maintenance Cost Estimate

Small maintenance issues become large ones. We'll walk through what you know (and what you might not know) about your property's condition and give you a rough estimate of what deferred maintenance is likely to cost you in the next 12–24 months. We look at how your property is currently positioned — or how it was last marketed — and assess whether your vacancy process, screening criteria, and listing presentation are attracting the right tenants. One bad tenant can cost $10,000–$30,000 in unpaid rent, legal fees, and turnover. Good screening starts before you ever show the property.

Yes — completely. There's no catch, no fee, and no pressure to sign anything afterward. Michael reviews your submission personally and schedules a 30-minute call at your convenience. The audit is free because most landlords who go through it choose to work with us — but the call is genuinely useful whether or not you do. We'd rather earn your business after a real conversation than pressure you into a contract.

After the audit, you'll have a clear summary of your rental's current performance and any areas of concern. If professional management is a good fit, Michael will walk you through exactly what working together looks like — fees, timeline, and next steps — and you can decide from there. If it's not the right fit (wrong property type, you're better served staying self-managed, etc.), he'll tell you that too. There's no hard close at the end of this call.

No. The audit is a conversation — not a commitment. If you decide to move forward with SV Property Management, you'll sign a Property Management Agreement at that point. Nothing is signed or binding as part of the audit itself.

The call is 30 minutes — we keep it tight and focused. Before the call, we'll ask you to share basic info about your property (address, current rent, lease status) so we can come prepared. You won't spend the first 15 minutes explaining what you own.
